RangeWater Real Estate Expands Charlotte Footprint with the Completion of Raven South End and The Kendry

06 August 2024

RangeWater Real Estate, a fully integrated rental housing company with assets across the Sun Belt and Mountain West, continues expanding its Charlotte footprint with the completion and opening of two multifamily communities Raven South End and The Kendry.  These two developments add to RangeWater’s portfolio of 15 properties under management in North Carolina, totaling 5,327 units.

“Charlotte continues to be a very important market for us, and these two multifamily projects are representative of our continued investment in North Carolina and the tremendous growth of the city as a whole,” said Steven Shores, President and CEO of RangeWater Real Estate. “With nearly 2,500 units across eight projects developed to date in the Charlotte area, Raven South End and The Kendry come on the heels of our extraordinary success developing several trail blazing properties in Charlotte’s dynamic South End neighborhood.”

As a leader in Charlotte’s South End, the Atlanta-based company is committed to revitalizing this former industrial corridor into the Queen City’s most vibrant infill neighborhood. RangeWater’s first South End development, the award-winning Penrose, served as a catalyst in establishing a community hub. The Penrose led the way for several additional RangeWater development opportunities in the area, including The Kingsman, a 350-unit multifamily apartment community currently under construction, and The Artizia at LoSo, completed in 2021 and still under the ownership of RangeWater.  The firm currently manages over 4,100 units in the market.

Located at 536 W Tremont Ave., Raven South End consists of 261 one- and two-bedroom apartments in the South End’s rapidly growing mixed-use district. The apartments, ranging between 665 and 1,346 square feet, feature 9-foot ceilings and modern finishes, from subway tiles to stainless steel appliances, granite countertops, and Whirlpool washer/dryer units in each apartment.

Raven South End's unmatched amenities include a top-floor sky lounge as well as a fitness center, pool, 10,000 square feet of open green space, and a dog park.  Raven is steps from Atherton Mill, Charlotte’s Rail Trail, and a vibrant collection of public art as well as the South End’s award-winning restaurants and boutiques. RangeWater’s equity partner for Raven South End is ParkProperty Capital, a multifamily real estate investment firm.

Located at 8402 IBM Dr., The Kendry is a 300-unit luxury community integrating three garden-style apartment buildings and a central clubhouse on a 28-acre site. The community features

one-, two-, and three-bedroom floorplans ranging between 704 and 1,409 square feet.  The apartments feature high ceilings, granite and quartz countertops, stainless steel appliances, custom cabinetry, luxury vinyl tile flooring, and private balconies or patios.

Designed by Poole & Poole Architecture, The Kendry’s amenities include a resort-style outdoor pool, two courtyards with firepits, a dog park, a fitness center, a craft and game room, and a Zoom room.  Conveniently located near the intersection of West W.T. Harris Boulevard and IBM Drive, the development offers immediate access to I-85 and is just minutes from the University of North Carolina at Charlotte. Numerous dining and retail amenities also surround the site. McShane Construction Co. served as general contractor.

Charlotte has seen impressive economic growth in recent years, making it an attractive location for real estate developers and investors alike. From 2024-2027, Witten Advisors forecasts the Charlotte MSA to outperform the US in terms of population growth and employment growth. The projected 2.3% average annual growth nearly triples the national rate of 0.8% as the Charlotte market is expected to average 67K new residents annually through 2027. US News & World Report voted Charlotte the #1 Best Place to Live in North Carolina for 2024-25 and the #5 Best Place to Live in the US for 2024-25.

Additionally, Charlotte is home to 18 Fortune 1000 company headquarters as well as ten Fortune 500 companies, including Bank of America, Lowe's, and Duke Energy—which contribute to the city's robust economy. The city’s tremendous growth and the emergence of these thriving new neighborhoods make it a prime location for RangeWater's continued investment in the area.
