Developers Unveil Plans for 358-Unit Community with Affordable Housing Component

West Palm Beach, FL – Woodfield Development, one of the nation’s top 20 developers of Class A multifamily communities, and Flagler Realty & Development Inc., a family office specializing in developing, leasing, and managing commercial properties across Florida, officially broke ground on a mixed-use development at 8111 S. Dixie Highway along the C-51 canal in West Palm Beach, Fla. 

Local city and government officials attended the groundbreaking event, including West Palm Beach Mayor Keith James, Commissioner Christina Lambert, Commissioner Christy Fox, Commissioner Cathleen Ward, and West Palm Beach Director of Housing Jennifer Ferriol.

Located in the South End neighborhood of West Palm Beach, the development, which has yet to be named, will offer 358 apartment residences, with 90 units set aside for affordable housing at discounted rents based on the county’s area median income. The eight-story residential building will also feature 19,000 square feet of retail space, of which 15,000 square feet already has an executed lease by an upscale urban grocer.

The project will offer a mix of studio, one-, two- and three-bedroom units, ranging from 500 to 1,388 square feet, featuring views overlooking the newly redesigned The Park golf course to the West, Downtown West Palm Beach to the North and Palm Beach to the East.  The community amenities include a coworking business lounge, resort-style pool, top-level sky lounge,  and a landscaped walkway along the waterfront with a dock, kayak, or canoe launch.

As the firm’s footprint continues to expand into new high-growth geographic markets, Woodfield Development first established a presence in Florida in 2020 with the completion of Oversea at Flagler Banyan Square in West Palm Beach. In September 2024, the leading multifamily developer broke ground on a 318-unit mixed-use community in rapidly growing Palm Bay, followed by a 15-acre acquisition in Merritt Island.  With the addition of these properties, the multifamily developer has commenced or completed construction on 3,000 units, totaling over $1 billion in the state of Florida over the past five years.

The project team for 8111 S. Dixie Highway includes Spina O’Rourke + Partners as the architect of record as well as the property’s interior designer, and Verdex Construction as the general contractor.

Move-ins are anticipated in the third quarter of 2026 and completion in the fourth quarter of 2026.
